362 m² on a single level, without a single staircase: three bedrooms, an office and the living areas all on the same floor. Horizontal timber, matte black, floor-to-ceiling glass, and 38 m² of covered porch at the back, which is where the day ends.

The whole house, without climbing a single step.

This house does not go up. That is not an accident of budget or a limit of the site. It is the most important decision taken when the design began.

362 square metres. One floor. 29.73 m across the front, 15.57 m deep. A plan that spreads out instead of stacking up.

The facade says it before you walk in. Horizontal timber, matte black, glass from floor to ceiling. A palette that does not ask for attention. It takes it without asking. The front garden is not decorated: it is curated. Rock, agave, cypress. Planting that is there out of conviction, not to fill the front yard with something that needs watering twice a week and still does not look good.

A run of concrete pavers crosses the garden and arrives straight at the door. Six metres of front porch. The house does not open all at once. It prepares the way in.

This house does not go up.

Kitchen, dining and living run into each other, with no walls in between. The dining area is sized for a long table, so nobody eats standing up at Christmas. The laundry sits inside the kitchen instead of at the end of a corridor. And there is a separate 21 m² room, for whatever ends up being needed.

Three bedrooms, each with its own dressing room. The main one has its own bathroom; the other two share a full one. And there is a guest toilet next to the living areas, so a guest never has to walk down the bedroom corridor. The office, 17 m², also sits outside that corridor.

It is not a desk in the corner of the living room: it is an office with a door and with square metres to its name.

At the back there are 38 m² of covered porch. With that much room, Sunday lunch can be outside whether it rains or not. And the carport for two cars, also covered, opens straight into the kitchen: you bring the groceries in without walking around the house or getting wet.

One floor is enough.

362 square metres at ground level, every space exactly where it has to be.

One single floor. Everything you need. Nothing you do not.
