The drawings, the images and the plumbing and electrical routing all come out of one model.

A developer arrives in one of two ways: with a phase still to design, or with one already designed that has to be sold. Either way, everything comes out of the same model. And if the design is ours, that model is already paid for: the images are not modeled twice.

What is not included

The package is complete in its scope, not in the problem of building. These parts are not ours, and it is worth knowing before we start.

Scale

A developer's project is almost never a single building: they are types that repeat, and several different types in the same development. Repeating brings the price down; each new type pushes it up.

For units of up to 100 m², if you repeat the same design sixty times, you pay as if there were ten. And if the development has several different types, each one after the first adds 60%, not 100%. For larger units the design does not drop below USD 2.70 per square meter of the development, so the savings are somewhat smaller. The scale counts up to sixty units per type; above that, it is quoted individually on the call.

The Alliance

What is above brings the price down inside one project. This brings it down between one project and the next.

It is not a volume discount: it drops for having worked together before, not for contracting several at once.

No master agreement, no exclusivity, no committed volume. When the second project arrives, if the first has been delivered, the discount is already in the proposal.

Every project we have delivered to you counts, design and visualization alike, from USD 1,500 (or its equivalent in pesos).

The commissions

Each one started with a site, a client and a case file of its own.

Whoever books now deals directly with Sofía and Juan José, not with an account executive.

What comes out of the model

The whole project exists as a three-dimensional model before it exists on paper. The pieces you sell and approve with come out of it.

If the design already exists

Sometimes it is yours, sometimes another studio's, and what is missing is showing it. That is another line, with published pricing.

Charged per image Per image, not per square meter. Pricing is published and drops with quantity.

On whatever you already have Your 3D model, or your drawings or a sketch if there is no model. The design does not have to be ours.

With your name You hand them over under your name, with a broad license: for any use, advertising included, with no time limit and no further payments, granted once the full price is paid. We do not ask for credit, and our name does not appear on the images. If we show them in our portfolio, it is without your name or the location, and you can object before or after.

The video, the tour and any images beyond the six in the package are quoted separately. If the design is ours, the model already exists and is not built twice.

The seal

In Colombia

In Colombia, the drawings are sealed by our design lead, under her current Colombian license, and that is included in the price. Plumbing and electrical are routed as a guide: the specialist you hire calculates and seals them, working from that guide.

Outside Colombia

Outside Colombia we deliver design, model and routing. Where local law reserves the project to a local architect, we work with one from there from day one: they hold responsible control of the project, seal it and file it. If you already work with a local studio, there is no one to look for.

Price

There are three ways to hire us, and all three with the rate in plain sight. The calculator below does nothing but apply them.

Design package · drawings, BIM, renders and engineering routing

Design drawings, BIM model, six renders and the routing of plumbing and electrical as a guide. You hire licensed professionals for the engineering calculations and seals. Each additional image, USD 100. The total never drops as the area grows.

Below 80 m² the minimum applies, so the price per square meter goes up. If your project is smaller, write to us: another way of contracting it may suit you better.

The square meter, by project size

Each tier is charged at its own rate, not the whole area at the last one. At 200 m² the average is 15.00; at 5,000, 9.50. These are full rates: in Colombia and the rest of Latin America the calculator already shows them 5% lower.

With the full rate, the complete package comes to: 120 m², USD 2,000; 300 m², USD 4,200; 1,000 m², USD 11,750. The base covers the first 80 m², and each tier is charged from there.

Renders only · if you already have your architect

For clients whose project is already designed. With your three-dimensional model a flat USD 250 scene setup is added; if you only have two-dimensional drawings or a sketch, modeling is added, once, from USD 250 by size and building type.

Remodel · when you work on an existing building

The design costs less because much of the building is already resolved. What is added is bringing the existing condition into the BIM model, from the drawings you provide, whose accuracy you are responsible for: we do not measure or verify anything on site.

If the type repeats

For units of up to 100 m², sixty identical houses come out at 16.4% of the price each, under the fee scale for repetitive construction recognized in Colombia since 1989. For larger units the design does not drop below USD 2.70 per square meter of the development. The scale counts up to sixty units per type; above that, it is quoted individually on the call.

The final price is set in the contract you sign, based on the proposal you accept, after reviewing scope and area. The estimate assumes standard complexity: a technically complex project, a sloped site for instance, carries 25% more on the design, and the proposal says so before you sign. Schedule a conversation
