From the house you already have in your head to one you can walk through before building.

We design your house. This page covers how we work, what you get, how it is paid and who draws it.

What do we do?

Between the house you imagine and the one that gets built there are hundreds of small decisions. If they are not on the drawing, the site makes them: the builder, the budget, whoever turned up first that day. Our job is that you make them, while changing your mind still costs a conversation.

We do it through two services:

Design Direction

From the first conversation to the final drawings, always with the same two people.

Visualization

Your house finished, in six images and in a model you can walk through, before a single wall exists. It is part of the design: it is not charged separately.

What we do not do

We do not build: your builder knows how to raise the wall, we tell him which one. We are not taking the build away from him, we are taking away the guesswork.

The build

The build is carried out and managed by whoever you hire, who also sets its price.

The engineering

The structure, the geotechnical report and the plumbing and electrical are done by an engineer for each specialty, who seals and bills for them. You hire them, and your Dossier names them before you sign.

The cheapest drawing

We do not compete for it. We work for people who will build once and do not want an expensive mistake.

What does it cost?

It is worked out from the area and the scope of your house: a smaller house is a smaller project.

What to compare it with

The design is the smallest part of what your house will cost, and the part that decides what everything else costs.

The exact figure

In writing, in your Dossier, after the first conversation and before you sign anything.

How it is paid

In three parts: 50% to start, 30% after The Table I, where you choose the direction, and 20% before delivery. Each payment opens the next stage, and your portal shows what you paid and what is left.

What is free

The first conversation: 45 minutes by video with the person who will draw your house.

What if I change my mind?

It is the same decision. The only thing that changes is when it gets made.

On the drawing

Moving a wall, putting the kitchen on the other side, enlarging a window, changing a material. It costs a conversation.

On site

The same four things, with the material bought and the crew standing still. It costs material and time.

Your yes, before we go on

You approve twice: first the substance and, before delivery, the details. Adjusting what was agreed costs nothing. If you change the size, the rooms, the massing or the concept once approved, or ask for more images, we quote it and you accept the figure in writing before any charge.

If the mistake is ours

Fixing it costs you nothing. You have three months from delivery to ask for it: a wrong measurement or label on the drawings, two drawings that do not match, a file that will not open.

If you decide to stop

You can do it whenever you want, with one email. We settle by the phases completed, which are recorded in your portal: if you paid more, we return the difference within the following 30 days, and once the account is settled, you can use what we already delivered.

That is why the design is the cheap part: it is the only moment when there is still nothing to pull down.

Who will you be working with?

There are two of us, with 30 houses designed and 4 years of professional practice together, and we take on few projects at a time. No help desk: the person you speak with in the first conversation is the one who will draw your house.

Before we start we sign a contract: scope, schedule, fee and payment terms, in writing.

What have you designed?

This is how a house of ours looks before it exists, which is while it can still be changed: it is the same thing you would receive of your own. Four, from the studio's archive, each with its own file:

Size is not a requirement: these houses are large and yours does not have to be.

What is the process like?

Seven design phases and two moments when you decide: The Table I, the substance, and The Table II, the details. We arrive with a proposal and the reasons behind it, and we decide with you, not for you.

I · The Direction

What you will feel arriving home. We settle it with you before anything is drawn.

II · The Table I

You decide the substance: the layout, the massing, what stays and what goes.

III · The Refinement

We take out what is spare: every meter left has a reason to be there.

IV · The Precision

We put every measure, material and detail in writing. Every question we answer here is one nobody has to answer with the material already cut.

V · The Visualization

We make the images of your house: you see it finished before it exists.

VI · The Table II

Before delivery, we go over the final adjustments with you, which by then are about detail.

VII · The Delivery

We hand over the final drawings, which your builder uses with the engineering drawings. From there on the build is yours.

How long does it take?

It depends on how settled the decisions are. Your house's schedule comes in writing in your Dossier, before you sign anything. Rushing the design is the most expensive way to save time. You have five business days to approve each delivery; if you take longer, the schedule waits, with no penalty for anyone. If the delay is ours, the date does not move, and your portal shows every change of date with its cause.

Where your site is

Your site does not have to be in Colombia. The conversation is by video and the work is followed from your portal.

In Colombia the drawings are SIGNED by Sofía Solarte. The building permit is filed by you and your builder.

Outside Colombia they come UNSIGNED, and that is not an oversight: professional licenses are only valid where they are issued, and ours does not apply there. The project is delivered for a licensed professional in your country to review, adapt to local code and sign.

Forty-five minutes on video, with the person who will draw your house. That call sets the scope of your project and, with it, your Dossier: the exact figure and the timeline, in writing. Free of charge, and if the project is not a fit for us, we will tell you on the call.

What do you get?

The drawings of your house

Plans, sections, elevations and details, with every measure and every material. Your builder uses them with the engineering drawings.

The images of your house

Six, of your finished house, before it exists. They are part of the design; if you want more, we quote them separately.

The model of your house

Walk through it from your portal to understand the space. It has generic furniture; the images are for showing.

One place to see it all

Your portal: phase, signed documents, payments and a record not even we can edit. Files stay for a year after closing.

What if I do not like it?

That is why you approve the substance at The Table I and the details at The Table II, before we go on. Adjusting what was agreed costs nothing. If, after approving, you want to change the size, the rooms, the massing or the concept, we quote it separately and you accept the figure in writing before any charge. And if you would rather stop, you can do it whenever you want: you pay only for the phases completed.

Does this include construction?

No. We design. The build is carried out and managed by whoever you hire, who gives you its price and answers for it.

Can I keep my own builder?

Yes, and it is what we recommend: he knows how to raise the wall, we tell him which one. We deliver the drawings; the structure and the services are done by the engineer of each specialty, whom you contract separately. The difference is not who draws, it is when things get decided: on the drawing, before you approve it, changing your mind costs a conversation; on site, it costs materials and time.

Will you show my house?

We may show it in the studio's archive, always without your name, without the address and without anything that would let someone locate it. If you do not want it to appear, write to us, before or after, and we remove it from our channels within fifteen business days, at no cost.

Can I pay from outside Colombia?

Yes. Each payment is made from your portal by card, including foreign cards. The price is fixed in Colombian pesos from the moment you sign, so it does not move with the dollar; your own bank's fees are on your side.
